Lettings Manager – Brookings Estate Agents

Location: Romford, Essex
Position Type: Full-Time
Salary: Competitive basic + commission (OTE £45,000+)
Experience Required: 3+ years in residential lettings

As we enter an exciting phase of expansion, we’re looking for a driven Lettings Manager who can play a key role in scaling our portfolio, building strong landlord relationships, and helping to shape the future of our lettings business. The Role

As Lettings Manager, you will be responsible for leading our lettings department, growing the number of properties under management, and ensuring all activity complies with current legislation. You’ll work closely with the Head of Property Management, Sales Department, and property management team to deliver excellent customer service and contribute to the agency’s overall growth.

 

Key Responsibilities

 

  • Business Growth
    o Proactively develop and execute strategies to increase our managed property portfolio.
    o Build strong relationships with landlords and convert new business opportunities.
    o Contribute ideas and feedback to support marketing campaigns and landlord outreach.

 

  • Operational Management
    o Oversee the lettings process from valuation through to property management handover.
    o Ensure full legal compliance with current lettings legislation including right to rent, deposit protection, licensing, and safety standards.
    o Conduct valuations, attend viewings (if needed), and manage negotiations between landlords and tenants.

 

  • Team Leadership & Collaboration
    o Work alongside negotiators and support staff, offering guidance and best practice training where required.
    o Collaborate with our property management team to deliver a seamless landlord and tenant experience.

 

  • Client Relationships
    o Act as a key point of contact for new and existing landlords.
    o Provide knowledgeable, accurate advice and maintain high levels of communication.


Ideal Candidate

• Minimum 3 years’ experience in lettings, with strong working knowledge of lettings legislation.
• Proven track record in generating new business and converting leads.
• Excellent people skills with a natural flair for building rapport and trust.
• Highly organised, proactive, and driven to succeed.
• ARLA qualification preferred (but not essential).
