Tenant Screening

We will thoroughly screen potential tenants to ensure that t, and able to meet their rental obligations.

Tenancy Management

We will prepare and execute Assured Shorthold Tenancy Agreement (or lease agreement) that protects your interests and ensure that tenants understand their responsibilities. Your property manager will negotiate rental increases on your behalf to ensure your investment yield.

Maintenance

We will handle all maintenance and repair issues promptly and efficiently to keep your properties in excellent condition. Your tenant will be provided advice and guidance on their obligations to keep your property correctly maintained throughout the tenancy. Maintenance is provided by insured and reliable contractors.

Rent Collection

We will collect rent from your tenants and deposit it directly into your account, so you never have to worry about chasing down late payments. You receive access to our online portal allowing you to view your monthly and annual rental statements.

Property Inspections

We will conduct regular inspections of your properties to identify any issues that need attention and ensure that tenants are complying with their tenancy agreements.

Dedicated property manager

Our property managers carry out your inspections, provide you with your reports and recommendations whilst also instructing contractors for any works. This means your dedicated property manager has physically seen sight of your property helping fast track communication about maintenance issues when speaking with you and contractors.

Legislation

Letting legislation changes regularly. We ensure your property is compliant with all legislation such as Local licensing laws, gas safety, carbon monoxide, electrical safety and the many other pieces of legislation required to ensure you comply with the law. Failure to meet the required letting legislation can result in a variety of penalties ranging from fines, not being able to evict a tenant to in the very worst cases, a custodial sentence!
