What Are the Legal Requirements for EPCs?

The law is clear:
Organise Before Marketing: The seller must commission an EPC before the property is marketed for sale.

Grace Period: If the EPC is organised but not yet available, the property can still be marketed for up to 7 days.

Extended Grace Period: If the EPC cannot be obtained within 7 days, you are allowed an additional 21 days to secure it, making a total of 28 days from the start of marketing.

After the 28-day window, marketing the property without an EPC is illegal and could result in fines.

Fines: Both the seller and the estate agent can be fined up to £200 per property if the property is marketed without an EPC after the 28-day period.

Marketing Restrictions: Trading Standards can issue a stop order, forcing you to halt all marketing activities until the EPC is in place.
