How to sell your house: staging your home for sale

So, you’ve decided to sell your home. Whatever the reason – be it upsizing, downsizing, or moving out of the area completely – selling a property can be a challenging – but rewarding – undertaking.

At Brookings, we’re supporting first-time sellers by highlighting everything you need to know about making the sale, from valuation and marketing to mortgages and legal work.

Staging your home for sale

First impressions count for everything, so leave a lasting one. From decluttering to DIY, here’s our top 10 tips for staging your property.

  • Remove distractions and declutter your home. Unnecessary furniture and rogue gym equipment should be put into storage, sold or recycled.
  • Show off your property’s key features. Original fireplaces, arches and stain glass windows should draw the eye, while entertaining spaces should be cleared and ready for use.
  • Walls, doors and ceilings take a beating over the years. Consider patching up any dents or scrapes and giving them a fresh lick of white or neutral coloured paint to brighten the room.
  • Sell the lifestyle. Set your dining table, present your patio set, mow the lawn, or stock your cellar before welcoming viewers into your home.
  • Kerb appeal is significant. According to a recent poll, over 71 per cent of people value windows, roofs, driveways and front gardens in perfect condition.
  • Take care of any minor repairs, such as exposed wires and pipes, squeaking doors, drifting cupboards, broken locks, or stains on the carpet. One less repair is one less reason not to buy your property.
  • Don’t underestimate the value of a well-groomed garden. Cut back the hedges, trim any overhanging trees, mow the lawn and pressure wash the patio.
  • Make it sparkle. Your home should smell gloriously fresh, be clean of dust and dirt and look like you could eat off the floor (but don’t actually do that).
  • The kitchen is the star of the show. From cooking and eating to hosting dinner parties and chatting to friends, the kitchen is where it all happens. Make it the best it can be by adding fresh herbs and flowers, decluttering the surfaces and removing bulky appliances.
  • Your home should be a blank canvas. Make it easier for your buyers to imagine themselves in your property by removing family photos, washing and ironing, fridge magnets and dirty dishes.
