What Documents Do I Need To Sell My Home?

To sell your home, you will need to provide the following documents:

A title deed or certificate of ownership: This document proves that you are the legal owner of the property.

An energy performance certificate (EPC): This certificate assesses the energy efficiency of the property and provides information to potential buyers about the running costs of the property.

A property information form (TA6): This form provides potential buyers with information about the property, including any alterations that have been made and any disputes with neighbors.

A fixtures, fittings, and contents form (TA10): This form lists all the items that are included in the sale of the property, such as appliances, carpets, and curtains.

A leasehold information form (TA7): If the property is a leasehold property, this form provides information about the lease, including the length of the lease and any ground rent or service charges that are payable. It would help if you spoke to the freeholder or managing agent to confirm the cost and find out the estimated turnaround – it can take weeks, we advise you to order this as soon as you are ready to market your property.

It is also a good idea to provide copies of any planning permission or building regulations approval for any alterations or extensions that have been made to the property.
